Baltimore Real Estate Market Report (December 2019) Hey Baltimore, welcome to 2020 and our 1st Baltimore real estate market report of the year! This month is a special one as we will be able to recap not only December, but all of 2019! Baltimore real estate🏠 continues to be strong and steady and most of the numbers last month were as expected. Keep in mind that each neighborhood is unique so the numbers may vary. Overall though, there were a lot fewer new listings, but in both the city and county, there were more home sales in December. More so than the sales in September, October and November! I get the question all the time as to weather or not houses sell in December. Here’s proof in back and white that they do! #ItsOKToListInDecember. 😊 Let get into these numbers…. Baltimore City: So December showed the smallest active listings for any month last year (736), but had the largest number of homes sold (727) of the last 3 months. The time it took homes to sell (days on Market) stayed the same for the most part. In November, it was 56 and in December it was 58. The Average sales price dipped by almost 13% from $188,000 to $166,000. If we considered the entire year of 2019, we see that the average Baltimore city sale price is around $152,000. And It took about 54 days on average for homes to sell. Compared to 2018, the days on market is the same at 54. However, but there has been a 6% increase in the average sales price from $143,000 to $152,000. Prices are 〽trending up overall. Baltimore County: Just like in Baltimore city, the county also saw the biggest number of houses (866) sold in December. But there was also a huge drop in active listings from 997 to 639. Meanwhile the days on market only went up by 1 day from 42 to 43. When comparing the average sale price between November and December, we see it went down slightly from $295,000 to $284,000. Yet if we look at the average price over the entire year, it’s at $250,000, but was at $240,000 in 2018. Again, just like Baltimore city, the average sale price is trending up and it at a 4% increase year over year. Each month we feature a neighborhood and take a closer look at the numbers to see how they compare. Real estate trends very greatly by neighborhood, so it always interesting to see what the numbers show. It’s true what they say, the numbers don’t lie.😜This month we are focusing on Idelwylde, MD.
